Hello everyone, welcome to April’s edition of Dart Board. It’s been close to two months since we completed the acquisition of Valuation Management Group (VMG), and in this issue I wanted to talk about some of the unique products our combined companies offer. But before we get into that, I wanted to share a quick recap on a milestone celebration!

25th Anniversary Party. Earlier this month, Dart celebrated our 25th Anniversary with a party in downtown Detroit. It was a great way to celebrate with not only our team, but appraisers, brokers and clients that are either local to the Detroit area or that were in town for MBA’s National Technology Conference. Thanks to everyone that came out to celebrate this milestone with us!

Commercial. With the acquisition of VMG, Dart is now able to offer full-service commercial appraisal management. VMG (aka Dart South) has many years of commercial experience, and our team at Dart North has been spending a ton of time with our colleagues in Atlanta learning the ins and outs of commercial.

Our commercial service includes:

  • Vetting appraisers
  • Managing the appraiser panel
  • Handling the quote process on commercial assignments
  • Ordering environmental risk assessments
  • Engaging the appraisers
  • Performing a quality, technical, commercial appraisal review

We also offer commercial technical reviews on a stand-alone basis (see this document for pricing).

Our commercial review team members are all Certified General Real Property Appraisers. They conduct technical reviews and/or desk reviews, request any necessary revisions from the appraiser, and handle questions from both appraisers and clients. They are also available to assist Dart’s operations associates in crafting bid language for commercial assignments.

The commercial review team brings a wealth of knowledge and experience to the table. The team’s combined appraisal experience includes a wide variety of commercial property appraisals performed for lending institutions, attorneys, accountants, individuals, and governmental authorities. The average appraisal experience of the commercial review team is 23+ years. Collectively, the team holds 36 state Certified General Real Property Appraiser licenses.

Upcoming Events. The next five weeks will be filled with travel for Team Dart! We’ll be running the gamut of MBA events, including the Texas MBA Annual Convention, Ohio MBA Annual Convention, Oklahoma MBA Annual Conference and the MBA National Secondary Market Conference. I’ll also be attending the AARO (Association of Appraiser Regulatory Officials) Spring Conference with our VP of Compliance. Streamlined Appraisal Report. We rolled out our Streamlined report in Q4 last year, and we’ve seen volume for this product type really pick up steam in the early part of 2018. The Streamlined Appraisal is primarily used for non-conforming originations, HELOCs, package purchase, and portfolio valuation applications for capital markets, among others. The valuation report is completed by a credentialed appraiser, and includes a physical inspection done by a certified home inspector. The Streamlined Appraisal also includes data from an AVM. This product is compliant with USPAP, FIRREA, FDIC and IAG standards. Exterior and interior inspections are available, and the turn time is typically within 5 days (view a sample report here). Additional Alternate Products. In addition to the Streamlined Appraisal Report, we offer a full suite of alternate products to meet our clients’ needs. We provide competitive pricing on AVMs (HVE and Cascading), BPOs and Property Condition Reports. Dart also offers the Executive Value Report, which is an automated product that goes beyond a typical AVM to provide comprehensive property details, a three-year value forecast, suitability score and more.
